Chicago Home Inspection

A Chicago home inspection involves having a qualified person perform a visual inspection of a home to make certain everything is in good repair and up to local code standards. If the home inspector finds a problem he will include this in the detailed report that he makes at the time of the inspection.

A home inspection is usually done by a buyer before the final agreement to purchase a home. This way they can uncover any potential problems before they make a commitment and negotiate with the current owner to either fix any existing problems or to reduce the price of the home to reflect the added expense the new owner will incur to have any problems fixed.

Is a Chicago Home Inspection Really Important?

What if the Chicago home inspection turns up some unexpected problems? This is not uncommon. Even a new Chicago home can have problems and they usually involve some minor fixes. But if you're a home buyer the inspection can possibly save you from buying a home with some serious problems or have repairs made before you close on the house.

A Chicago home inspection will include plumbing and electrical, the heating and cooling systems, the condition of the roof and attic, the basement and foundation, widows and the overall condition of the house

If at all possible it's a good idea to attend the home inspection so the inspector can point out any problems. This way you can see any problems first hand and the home inspector can explain to you exactly what needs to be done. But at the same time give the inspector some space to do his job.

What a Chicago Home Inspection is Not

A Chicago home inspection is not insurance that something won't happen after you close on a home. There's really no way of knowing when something can suddenly go wrong. A home inspection assesses the condition of the home at the time of inspection only.

Don't expect a Chicago home inspector to advise you on whether you should buy a specific house or not based on his findings or to tell you if he feels the value of the home is on track. The home inspector is not an appraiser and it's his job to remain impartial during the entire inspection process.

A Chicago home inspector is also not a code enforcement officer but he will let you know if something is not up to code standards and he may advise you on what needs to be done to bring the problem up to code.

A Chicago home inspection is an important part of the home buying process. A home that looks great to the untrained eye can be hiding a lot of problems. Some of these problems can have some very simple and inexpensive solutions, while others can require extensive work and cost thousands of dollars. The fact is that most banks and lending agencies won't even consider granting a home mortgage loan without an inspection. So think of a Chicago home inspection as the first step in protecting you and your hard earned investment.
